  • May Board of Directors Election Results. These candidates were re-elected to the BCMSOA Board of Directors.

    • 2025 Board Appointed One (1) Position to replace Michael Langager; the Candidate selected was;

    • Per the Declarations, the Board appointed a Special Sub-committee to plan the new Marina. Composition was as follows:

Marina Financial Update

  • Reviewed the Marina Monthly Budget spreadsheet
  • Slip transactions updated

Marina Maintenance Update

  • Completed Maintenance
    • Replaced pedestal light bulbs; a few remain and need new part
    • Replaced white plywood on Marina bulletin board near Gate 1
    • Repaired security camera and Wifi
    • Completed tree removal near Gate 2 and the electric box for safety
    • Provided PJ Carpentry a list of 2025 repairs to be completed – completed part of list; triangles, aluminum covering of major joints
      • Repaired three additional H-dock finger piers
      • Repaired additional Dock triangles and joints
  • New and Ongoing Maintenance
    • Repair Gate 1 door lock – sticks; Locksmith coming Tuesday
    • Trim around Marina basin before July 4th holiday
    • Scrape and paint electric box at Gate 2
    • Replace 2 x finger pier floats damaged by weather
    • Move “end of ramp” signs for safety
    • Clean and renumber Dock Pedestals
    • Slip Owners/Renters clean individual dock boxes
    • Parking lot stripping – deferred to Spring 2026 once Bay Colony POA completes drainage project through Marina parking lot
    • Fix drainage by Gate 1 and 2nd speed bump

Marina Business Update

  • Previous Business
    • Completed Mallard Creek paperwork for home sale that had 10’ of fence-line on Marina property – received completed/signed copy of document
  • New and Ongoing Business
  • Dockmaster Tom off July 18, 19, 20 (Board members cover that weekend)
  • Slips for Rent and Sale on Marina website
      • 2 x Slips for Rent. G-01, F-11; Listed as Negotiable
      • 1 x Slip for Sale (F-42 $60.3K)
    • Obtain updated lease agreements, boat insurance, and boat registrations (David)
      • Conduct Slip/Boat check to verify every Boat is registered and has correct documentation on file

      • State and Federal Permits

        • Joint Permit Processing Meeting with DNREC.  $2,680 (No)
      • Signed dredge material spoil site contract on April 3, 2025 with deposit of $10K
        • Land owner – Chris Magee, Frankford, DE
        • Price is $10 per yrd (4,000 yrds x $10 = $40K)
      • Conducted on-site visit with dredging Company – develop and sign contract
        • Owner – Clarke Droney, Millville, DE
        • Price is $45 per yrd (4,000 yrds x $45 = $40K)
        • Previous Marina dredging conducted December 1-31, 2017, $100+K, Clarke Droney (estimate was $27 yrd)
      • Tentative dredge date – determined by DNREC and USACE – Jan – Feb 2026
      • Conduct bathymetric study in 2026 at the conclusion of dredging
    • Marina Replacement Update
      • Develop and send out to all Slip Owners a Marina Replacement Survey on potential ways forward as per the Annual meeting
      • Created a Marina Replacement Steering Committee made up of Slip Owners with Marina, Banking, Financial, Engineering, and Construction backgrounds
        • Intent is this sub-committee only concentrate on the Marina replacement and not day-to-day operations of the Marina
      • Marina Replacement proposals; previous estimate August 2020 at $3.8M, and May 2023 at $4.35M (UPDATE)
      • Review Capital Improvement loan information with banks
    • Review Marina Monthly activity task list for July, August, September

Future Business

  • 2025/26 – Delaware Boater Safety Course conducted by the USCG Auxiliary Indian River Station.  Slip Renter is Instructor.  Cost is $20 per student.  Includes a Indian River Inlet familiarization portion for new Owners/Renters.
