  • Conducted a site visit to Rock Hall Landing Marina with Dissen & Juhn and Meeco Sullivan to review new Marina construction
  • Mailings of Annual Meeting letter and ballots
  • Currently 13 x Slips for Rent
  • Sussex County Slip tax review. Tax Period 07/01/2025 – 06/30/2026.

2026 Annual Meeting and Board of Director Positions and Election

  • Mail out 2026 Annual Letter, Ballots, Treasurer’s report, new Gate code
  • Pick-up chairs and set-up chairs and tables in the garage area
  • 2026 Annual Meeting; Wednesday, May 20, 6:30-8:00PM, in-person and Zoom

Marina Financial Update

  • Review the Marina Monthly Budget spreadsheet
  • Provide Slip transactions update
  • Slips sold
    • New Slip Owner addresses
    • Welcome email sent to new Slip Owners (David)
    • Add email to Constant Contact List (Don)
    • Slip sales – totals
      • 2026 – 6ea (F-10, F-11, F-15, H-9, C-13, F-13)
      • 2025 – 9ea, 2024 – 11ea, 2023 – 10ea, 2022 – 21ea

Marina Replacement Committee – MRC

  • TBD – Marina site visit with Dissen & Juhn and Meeco Sullivan conducted on Monday, April 27, to Rock Hall Landing Marina in Rock Hall, Md
  • June – Meeco Sullivan visit to Marina to determine Marina design
    • Reviewing Capital Improvement loan information with banks
    • Marina Replacement proposal
      • 2026 proposal; January 2026 $4.7M by Dissen & Juhn/Meeco Sullivan
      • Selected one General Contractor (GC) – Dissen & Juhn
        • GC control Sub-contractors, to include Meeco Sullivan
        • GC take care of Federal and State permits

Marina Maintenance Update

  • Completed Maintenance
    • PJ (Carpenter) 75% completed with 2026 dock repairs – floats; triangles, aluminum covering
    • Secured and refurbished Summer buoys and chains – buoys now in channel
    • Water to Docks and Office Bldg turned on – no major issues
    • Repaired all rub rail
    • Added two cleats to Slip G-2
    • Sprayed weed control on Docks and parking lot
  • New and Ongoing Maintenance
    • Renewed 2026 maintenance contracts – repairs, lawn, and cleaning
    • Trimmed around Marina basin
    • Pedestal lights replaced –yellow tape marks those still not working
    • Repair white railings on Marina garage ramp
    • Replace parking light light bulbs
    • Power wash Marina office building porch and back side of exterior
    • Extend flag pole light
    • Repaint water shut-off signs on Docks
    • Center Dock Boxes on G Dock
    • Brian Rowe Landscaping conducting Spring clean-up of exterior

Marina Business Update

  • Previous Business
    • 2025 Marina incidents
      • F-42 boating accident – did not find boat that was involved in accident
    • Updating master files and display board
    • Attended town meeting hosted by Seagrass Plantation on Monday, April 20, 3:00pm, at the Bethany Coastal Shore Library regarding shore erosion around Indian River Inlet Bay
  • New and Ongoing Business
    • Select new Dock Box type for Marina – Goal is for the Slip Owner to purchase directly from the Dock Box company selected
    • Saturday, July 11, 2026 – USCG Auxiliary Indian River Station is hosting a Delaware Boater Safety Course at the Millville Fire Company. Cost is $35 per student.  Include an Indian River Bay familiarization portion for new Owners/Renters.  POC USCGA Jack Gallagher, and Slip G-10 Renter, and Michael (Board POC)

      • New dredge period September – December 2026
      • Dredge Permit Consultant;, Verdantas – David Small, PE, and Savannah Budka, EiT
      • Dredge Company – Clarke Droney, Millville, DE
      • Dredge material spoil site – Land owner – Chris Magee, Frankford, DE
      • State and Federal Permits submitted.  Federal permit approved, awaiting final approval of State permit
      • Conduct bathymetric study in 2027 at the conclusion of dredging

    • Continue to track Bay Colony Lot L-22 landscape agreement with the Marina
