Approval and web posting of Minutes from the June 30, 2026, Monthly Board Meeting

Upfront Items for Information, Discussion, or Decision

  • Conduct turn-over procedures for two newly elected and appointed Board members; Darryl Bodnar and Michael Cassera and John D’Agostino (binders, keys, codes, security cameras, eFiles, etc.)
  • Resignation of Board member Peter Hekl, At-Large, and appointment of interim Board member John D’Agostino, At-Large
  • Begin replacement survey for new Dockmaster – Dockmaster Tom departs end of 2026
  • Update on dredging permit and dredge timeline – permit at senior level for final approval. Dredge period September 1 – December 31.
  • Lock in dredge contract with Mark Droney
  • Schedule meeting on the Marina new design; needed for Federal and State permit process
  • Select replacements for President additional duties; Constant Contacts, POCs for all maintenance technicians, Delmarva Temporary Staffing, cleaning contract, landscaping contract, supply ordering

Marina Maintenance Update

  • Completed Maintenance
    • Replaced all parking lot bulbs that were out in parking lot
    • Replaced all pedestal lighting that was not working
  • New and Ongoing Maintenance
    • Purchase bench stock of 3” main fittings
    • Repair safety items on Docks with aluminum plating – ongoing
    • Repair end of dock at Slip H-1
    • Repair rub rail at end of dock H-34
    • Replace bulbs on side of office building facing Quail Lane – 2ea
    • Repair white hand railings on Marina garage ramp
    • Repaint water shut-off markings on Docks – blue with white lettering
    • Trim basin grass – on-going
    • Replace 3ea security cameras – cameras on-hand

Marina Business Update

  • Previous Business
    • Updated 4ea Slip Rentals
    • Updating renewal of boat registrations and insurance forms
    • Reviewed Slip Rental numbers for 2026 compared to previous years; currently 110 Renters, or 44% of Marina Slips
    • Previous years Slip Rental percentages
      • 2026 – 44%; 2025 – 42%; 2024 – 41%; 2023 – 38%; 2022 – 40%
    • Conducted USCG-A Boater Safety Course on Saturday, July 11, 2026 – USCG Auxiliary Indian River Station hosted a Delaware Boater Safety Course at the Millville Fire Company. Cost was $30 per student.  POC USCG-A Jack Gallagher

Marina Replacement Committee – MRC

  • Completed the Marina site visit with Dissen & Juhn and Meeco Sullivan on Monday, April 27, to Rock Hall Landing Marina in Rock Hall, Md
  • Begin Federal and State permit process beginning of 2027; estimate two years for approval process
  • Reviewing Capital Improvement loan information with banks
  • Marina Replacement proposal
      • 2026 proposal; January 2026 $4.7M by Dissen & Juhn/Meeco Sullivan
      • Selected one General Contractor (GC) – Dissen & Juhn
        • GC control Sub-contractors, to include Meeco Sullivan
        • GC take care of Federal and State permits
