Marina Maintenance Update

  • Completed Maintenance
  • Received update #2 from Bay Colony HOA MaGIC Chair on Bay Colony Community water drainage and impact to Marina parking area and basin. Update #3 occurring March 25, 2025.
  • Refurbished large Summer Green and Red buoys and chain systems
  • shampooed office carpets and chains
  • Received donated large screen TV and hung in office for meetings
  • New and Ongoing Maintenance

  • Assess Dock areas of concern and continue safety repairs to docks during off season – Dockmaster Tom and PJ Carpentry

    • Purchase aluminum diamond plating

  • Provide PJ Carpentry a list of 2025 repairs to be completed because of severe winter weather

  • Turn-on Marina water and Office

  • Clean and renumber Dock Pedestals in 2025

  • Slip Owners/Renters continue cleaning their dock boxes in 2025

  • Parking lot light pole bulb check in 2025

  • Electric check to all pedestals in 2025

  • Water check to all pedestals in 2025

  • Parking lot stripping – post Bay Colony POA drainage work

  • Fix drainage by speed bump – Rowe will fix for free

    • Look at creating Marina Replacement Steering Committee made up of Slip Owners with Banking, Financial, Engineering, and Construction backgrounds

        • Owner – Clarke Droney, Millville, DE
        • Price is $55-75 per yrd (4,000 yrds x $55 = $220K)
        • Previous Marina dredging conducted December 1-31, 2017, $100+K, Clarke Droney (estimate was $27 yrd)
      • On Hold – 2025 bathymetric study – conduct on just the dredge area post dredging
      • Tentative dredge date – determined by DNREC and USACE – Jan – Feb 2026
    • Review Marina Monthly activity task list for March, April, May

Future Business

  • 2025 – Delaware Boater Safety Course conducted by the USCG Auxiliary Indian River Station. Slip Renter is Instructor. Cost is $20 per student
  • Marina Replacement proposals; previous estimate August 2020 at $3.8M, and May 2023 at $4.35M (UPDATE)
    • Review Capital Improvement loan information with banks
