Marina Maintenance Update

  • Completed Maintenance
  • Refurbished and put in water the large Summer Green and Red buoys and stainless steel chain systems
  • Repaired end of H-Dock damaged in weather
  • Repaired two main water leaks on G Dock
  • Turned on water to Docks and Office on April 16
  • Repaired Main Gate (look at combo luck again)
  • Put out 3ea new Dock Carts; 2 x Main Gate, 1 x Second Gate
  • Repaired rub rails
  • Replaced 2 x finger pier floats damaged by weather
  • Repaired security camera
  • Provided PJ Carpentry a list of 2025 repairs to be completed
  • New and Ongoing Maintenance
  • Clean and renumber Dock Pedestals in 2025
  • Slip Owners/Renters continue cleaning their individual dock boxes in 2025
  • Parking lot light pole bulb check in 2025
  • Electric check to all pedestals in 2025
  • Water check to all pedestals in 2025
  • Parking lot stripping – post Bay Colony POA drainage work and Lot work
  • Fix drainage by speed bump – Rowe will fix for free

Marina Business Update

    • Ordered chairs for Annual meeting
    • Updated lease agreements, boat insurance, and boat registrations

    • Develop and send out to all Slip Owners Marina Replacement Survey on potential ways forward and Slip Owner in-put
    • Look at creating Marina Replacement Steering Committee made up of Slip Owners with Banking, Financial, Engineering, and Construction backgrounds

        • Price is $10 per yrd (4,000 yrds x $10 = $40K)
      • Conducted on-site visit with Dredging Company – develop and sign contract
        • Owner – Clarke Droney, Millville, DE
        • Price is $45 per yrd (4,000 yrds x $45 = $40K)
        • Previous Marina dredging conducted December 1-31, 2017, $100+K, Clarke Droney (estimate was $27 yrd)
      • On Hold – 2025 bathymetric study – conduct on just the dredge area post dredging
      • Tentative dredge date – determined by DNREC and USACE – Jan – Feb 2026
    • Review Marina Monthly activity task list for March, April, May

Future Business

  • 2025 – Delaware Boater Safety Course conducted by the USCG Auxiliary Indian River Station.  Slip Renter is Instructor.  Cost is $20 per student
  • Marina Replacement proposals; previous estimate August 2020 at $3.8M, and May 2023 at $4.35M (UPDATE)
    • Review Capital Improvement loan information with banks
